Three Moments. One Process.
Always on Your Side.
Most clients come to us at a specific point in their project. Consequently, we structure every engagement around that moment – and around what the evidence actually shows.
What are your needs?
Before Procurement
Design has reached a stage where serious cost planning can begin. Furthermore, a defensible quantity baseline needs to be in place before tender documentation is issued to the market.
During Delivery
Costs are moving in a direction that is difficult to explain. Additionally, the contractor's account and the client's cost plan no longer match - and no one can clearly account for the difference.
At Final Account
The contract is approaching completion. Moreover, the final account process is starting and you need an independent position built on evidence - not on whoever argues most effectively.
At a Point of Dispute
Variations have accumulated beyond what was anticipated. Therefore, you need an independent quantity audit and a commercially rigorous position before any negotiation begins.
How Every Engagement Works
in Practice
Regardless of when we are brought in, the process is always the same. First, we establish what the evidence shows. Subsequently, we build a defensible position from it. Finally, we present it clearly – to the client, the funder and the contractor.
In practice, however, the starting point varies. On some projects, we are engaged at feasibility – building the digital cost planning baseline from the ground up. On others, we are brought in mid-stream to establish what the quantities actually are and what the commercial exposure looks like. Additionally, on projects approaching completion, we lead or support the final accounts and disputes process through to settlement.
How We Start
We read the full project information. Models, drawings, specifications, programme. Consequently, we identify where the gaps are before we produce a single number.
How We Work
Every figure is traceable. Every change is documented. Furthermore, every position we take is one we can defend under scrutiny – in a negotiation, a dispute or a funding review.

The Projects Where Our Process Delivers Most.
High-End ResidentialHigh-End Residential Projects
High‑value residential schemes need tight coordination between design intent, programme and commercial control.
Digital construction analysis gives early visibility of quantity assumptions, procurement exposure and delivery risks before construction begins.
Typical commercial pressures
- Complex coordination between multiple trades
- Programme constraints on tight, complex sites
- Cost plans based on incomplete design information
- Contractor pricing volatility
Complex Phasing Projects
Phased construction programmes need disciplined coordination between sequencing, access, logistics and commercial risk.
Digital construction analysis exposes assumptions, procurement exposure and delivery risks across phases before work starts.
Typical commercial pressures
- Programme instability across phased construction
- Site logistics constraints and delivery sequencing
- Coordination between contractors and trades
- Late-stage variation exposure across phases
Mixed-Use Developments
Mixed‑use developments demand precise coordination between different asset classes, programme logic and commercial control.
Digital construction analysis highlights cost, procurement and delivery risks across uses before construction begins.
Typical commercial pressures
- Coordination between retail, residential and other uses
- Programme sequencing where uses open at different times
- Procurement exposure across many specialist packages
- Cost planning complexity as value and spec vary by use
When quantities are established independently, traced to the model and documented from the start, the final account is not a negotiation. It is a reconciliation.
That is the difference between a cost plan that holds and one that does not.
The Earlier We Are Engaged,
the Less Expensive the Problem.
Most cost problems on construction projects are not created at final account. They are, however, created early – in assumptions that were never revisited, in scope that was never properly defined, in quantities that were never independently verified.
Furthermore, the cost of establishing a defensible position at feasibility is a fraction of the cost of reconstructing one at dispute. Consequently, the clients who engage us earliest tend to have the smoothest final accounts.
That is not a coincidence. It is the result of construction cost control applied consistently from the start – through change and variations management and onwards.
From First Instruction to Final Settlement.
Always Independent.
› Engaged at procurement, delivery or final account
› Every position built on evidence, not assumption
› Senior-level engagement on every project we take on
Independent Commercial Control. At the Moment Your Project Needs It Most.
Whether you are about to go to tender, mid-way through delivery or approaching final account, we can establish an independent commercial position from whatever information currently exists. Moreover, we work exclusively on the client and funder side – on high-end residential and complex schemes across the UK.
